This is a healthy booking calender for us over the weekend mixed with long and short stay bookings and our staff have always some work over the full week!
- Guest eat breakfast different time
- Guest check in and check out different time
- We have time to clean rooms as guest is out different time
- And we can fill up our calendar and easy rent all our rooms because check in and check out dates from different guest is overlapping and not all same date like you see on the second picture!
And that is what we want to avoid big group bookings
- on this example we get more then 30 unbooked emty rooms and we have no income!
- all guest come to breakfast same time, we need extra staff to handle this.
- same time window with check in and check out
- we have only same time window to cleaning rooms if guest go on the beach or some place.
- and we need to make a end cleaning for all rooms also same time.
As you also can see we get lots of empty rooms (withe space) before and after this bookings.
Guests who want to stay longer or different dates cannot book because one day is blocked by groups and we never can fillup the empty withe space.
I hope you get our point and you understand why we cant accept this.
Our resort is simple to small for big group bookings, our target is to hold our standards and quality for all our guest.
If you a big group and need lots of rooms, maybe you have to search another place fits for you.

Group Policy
- Generally we do not accept bookings with more than 3 rooms or more than 7 persons.
Under certain conditions we make exceptions.
One condition is minimum stay 3 nights and we would like to talk to you first to clarify the rules.
- To ensure the comfort and privacy of all guests, it is important to follow the rules regarding noise, parties, and behavior at the resort.
This includes not making excessive noise, not engaging in disruptive activities, and not staying on the veranda or near the pool after midnight.
This will help to ensure a peaceful and enjoyable experience for all guests.

We also have some extra cancellation policy for group booking!
A non-refundable deposit of 20% of the booking total is required.
Full booking balance must be paid 30 days before arrival.
If the booking is cancelled less than 30 days before arrival then a charge equal to the full booking amount will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.
